Home Inspections

Having a home inspection of your home in Pinetop-Lakeside Arizona, Show Low Arizona, Snowflake Arizona, and other White Mountains Arizona communities.

Home inspections conducted by a professional inspection company are an excellent precaution when purchasing a home. The inspection usually includes appliances, plumbing, electrical, heating and ventilating, bath and kitchen fixtures, roof and the foundation and general structure. The condition of these items will be determined. Should any significant problems be discovered, you may even wish to employ a specific professional to inspect the home as well, (ie.roofer, heating and air conditioning repair service etc.). A homeowner's insurance policy (or a "Binder") will be required at closing, with a one-year premium paid in advance. This is true is absolutely all cases when financing or any type is involved. Insurance is not required if you are paying cash, however it would be wise to protect your investment. There are many considerations when choosing an insurer and the best policy to meet your individual needs and preferences. These issues should be carefully discussed with your insurance agent before selecting your policy.

Home Warranty Insurance

Either the buyer or the seller may purchase a home warranty policy (resales only) that will protect against certain repairs or replacement or appliances, heating, plumbing and electrical items. Coverage can very from policy to policy. Read your policy carefully to determine what is covered and what the costs are. Most importantly, do not forget that you have the policy once you move into your new home. I usually recommend that the seller purchase but that the buyer select the policy that best suits your needs.
