CENTURY 21 Sunshine Realty's Service Pledge to offer you the best for all your real estate needs. For all Pinetop-Lakeside Arizona Real Estate, Show Low Arizona Real Estate, Snowflake Arizona Real Estate, and all White Mountains Arizona Real Estate areas.

Once a decision has been made to sell a house, you will need an experienced and full time agent to insure that the sale is executed quickly and profitably. To assist you with this goal, I will do the following:

1: Meet you and get to know you, and offer loyalty to you in every aspect of selling your property

2: Review your property and discuss features and improvements made to home, both inside and outside

3: Review tax and special assessment information, loan information, utility costs, history of the property, etc.

4: Make a pricing recommendation based on current market conditions, timing and your motivation

5: Prepare the actual paperwork to present your home to the market

6: Give you guidance in preparing the property to show to its greatest advantage

7: To market your home, I will:

  • Contact other REALTORS with pending prospective buyers
  • Submit detailed facts, highlighting your property's best features, to other area brokers, sales associates and serious prospective buyers
  • Report your property to the Multiple Listing Service immediately, which will expose your property to all REALTORS within the MLS system
  • Place a "for sale" sign on your property with a brochure box to attract "drive-by" prospects
  • Present your property at our sales meetings and include an office tour
  • Advertise in area publications appropriate to the price of your property
  • Prepare an attractive feature sheet to highlight the benefits and amenities of your property
  • Send direct mail postcard announcements to surrounding communities and neighborhoods, top producers and my past and present client lists
  • If appropriate, hold you house open. This may include a public and/or broker open house
  • Follow up after the open house to all people who have shown interest
  • Distribute postcards and/or feature sheets to my "top agent list"
  • Use the internet to reach potential buyers both locally and nationally. Your property will be included on several different web sites such as homes.com, realtor.com, cyberhomes.com and homeseekers.com

8: Communicate regularly with you during the marketing of your property via:

  • Monthly marketing reports with copies of all marketing pieces, including ads run
  • Provide you with a written copy of any documents you may sign
  • Assist you through the entire closing process

9: In showing your house, I will:

  • Consider all serious prospective buyers, screen and qualify them in advance (when possible) and counsel them in every available financial alternative
  • Carefully follow up on anyone who previews your house
  • Provide requested information for area schools, commuting options, county offices and contacts, recreational and shopping choices, etc.

10: Present all purchase agreements made on your home

11: Counsel you on all offers and negotiate the best possible price for you

12: Negotiate and follow through with the completion of all major contingencies

13: Make certain that loans are processed promptly

14: Follow up on closing procedures and title processing

15: Coordinate final walk through of property prior to settlement

16: Arrange and attend the closing

17: Assist you in finding a new home, if applicable

18: Contact a cooperating broker if you are moving to a new area and coordinate the sale here with the purchase of your new home there
